Morningstar at Old Town Senior Living

With plenty of beautiful mountain scenery, fresh air, and an abundance of outdoor activities, Fort Collins has become a trendy landing spot for young retirees. Which is why developers built Morningstar at Old Town, a 55+ Senior Community with Quaker V300 Series uPVC windows found throughout.

• At 4-stories, a uPVC vinyl window with a strong rating was necessary. Quaker’s V300, with CW-50 ratings across the board, fit the bill.
• In all there were 1,298 Casements, Project-Outs, and Fixed windows
• A two-tone appearance — Textured Black (exterior) and White (interior) — matched both the facade and the room interiors
  Using 2″ structural horizontal mulls on all combination units made sure the windows would hold fast against boisterous winds coming down from the Rockies.
• Energy efficiency was supplied through Dual-Silver Low-E Insulating Glass
• With an elevation of 5,000 ft., windows were automatically equipped with capillary tubes to equalize pressure within the Insulating Glass unit, lessening any chance for seal failures or glass breakage.
• Located at a busy intersection, architects specified elevated STC levels to address incoming sound. Quaker met and exceeded those specs hitting STC ratings as high as 38.

Completed in 2024, Morningstar at Old Town was recognized with a 2025 Urban Design Award from the City of Fort Collins.
